BUYING PROCESS EXPLAINED

The court auction will be carried out on July 14 at eight o'clock in the morning (08:00 a.m.) of the year two thousand and twenty-two (2022), in which the auction of the entire process will be carried out. The Property will be delivered empty and the title clean of any liabilities.




Interested parties can submit in a closed envelopes or electronically their bid from 8 to 9 am with at least 40% of the court appraisal value in Colombian pesos.




The deposit to be made in the savings bank account of the Juzgado Civil del Circuito de Bogota Nº49 with the process number (No 11001310301620130052700) in the Banco Agrario de Colombia.

The appraisal approved by the court corresponds to the sum of $1.359.928.500 cop equal to about $347.988 USD The sum should be deposit in Colombian pesos.




Interested parties can submit in a closed envelopes or electronically their bid within (5) days prior before 8:59 am on the day of the proceeding.




To submit a bid, it will suffice to file an offer to purchase the property in a sealed envelope, with the value that the interested party offers for the property, accompanied by the aforementioned 40% deposit receipt.

The envelope will be physically filed in the court office or via email (j49cctobt@cendoj.ramajudicial.gov.co) in PDF with a password, in which case please let me know so that I can confirm receipt directly with the Court before the diligence.


The offers will be reserved and will remain in the custody of the judge. The presence at the auction of the person who made the offer will not be necessary.


Only the bid that covers at least 100% of the property's appraisal will be admissible.


One hour after the start of the hearing, the judge or the person in charge will open the envelopes, read the offers that meet the requirements and award the property subject to the auction to the highest bidder.


In the same diligence, the return of the sums deposited will be ordered to those who consigned them, except that which corresponds to the auctioneer.

The auctioneer must consign the balance of the price within five (5) days following the diligence ordered by the hearing court, discounting the amount deposited to bid. In case of not doing so, only half of the deposit will be returned to make a bid as a fine.

Consigned the total price, the Judge will approve the auction through an order that will serve as a deed for registration.
